In 2016, I started Handsome Lawn Service with one truck, one mower, and a simple idea: treat people right, and they'll treat you right.
Ten years later, we're celebrating our anniversary and pushing toward $1 million in annual revenue. We've grown from a one-man operation to multiple full crews serving Arlington, Kennedale, Pantego, and Dalworthington Gardens.
But here's what I've learned: growth doesn't come from fancy marketing or the newest equipment. It comes from something I call The Silent Agreement.
What Is The Silent Agreement?
The Silent Agreement is an unspoken understanding between me and every person on my crew. It's never written down. It's never signed. But it's the foundation of everything we do.
Here's what I provide:
Fair pay, on time, every week
All the equipment and tools you need to do the job
A clear path to raises based on your performance
Respect
Here's what I expect in return:
Show up when you say you will
Do the work
Communicate honestly
Respect
That's it. No complexity. No corporate handbook. No performance review forms.

Why Most People Don't Get It
Over the past 10 years, I've hired dozens of people. Some lasted three weeks. Some lasted three days. One guy lasted exactly one day before disappearing.
They all said the right things in the interview:
"I'm a hard worker"
"I'm dependable"
"I just need a chance"
But when it came time to actually show up at 7:30 AM in the Texas heat and do the work? They vanished.
The Silent Agreement isn't for everyone. It requires something a lot of people don't have: integrity.
Integrity means:
Your word is your bond
You don't make excuses
You handle your personal problems on your own time
You show up even when it's hard
Most people can't do that. They want the paycheck without the commitment.
The Ones Who Get It
But some people do get it.
Humberto and Felipe have been with me for three years. We call them "The Twins" because they work together like they've been doing this their whole lives. They've earned significant raises over the years because they honored The Silent Agreement every single day.
Justin has been my crew leader for a couple of years. He shows up early, works hard, and leads by example. He doesn't complain. He handles his business.
Jack started with us part-time back in 2023 while he was still in high school. He grew into a reliable full-time crew member. He's proof that The Silent Agreement works when both sides commit to it.
Trey, my son-in-law and Chief of Field Operations, is the backbone of this company. When I gave him a raise recently, he sent me a text that I'll never forget:
"Thank you for all the ways you continue to take care of me. This company has brought the best out of me in more ways than I ever imagined."
That's what happens when both sides honor The Silent Agreement.
These guys show up early. They work hard. They don't make excuses. They handle their business.
In return, I've given them raises, bonuses, and opportunities to grow. I've invested in their success because they've invested in mine.
That's The Silent Agreement in action.

A lot of business owners complain about "nobody wanting to work anymore."

The Silent Agreement works both ways. I can't demand reliability if I don't pay on time. I can't expect respect if I don't give it.
But when someone violates The Silent Agreement—when they lie, ghost, or disrespect the opportunity I've given them—they're done.

As we celebrate our 10th anniversary, I'm grateful for the people who get it.
